A quiet No Through Road is all that separates the house from the sea wall and Bamaluz beach (the only one in St Ives to allow dogs and fires all day, all year round) in front. A few seconds to the right is the harbour beach. Five minutes to the left is Porthgwidden beach and cafe. Long stay parking in the Island or Smeaton's Pier car parks is minutes/seconds away.The Tate gallery and other beaches are five minutes from the door.

Ground floor
A well-equipped kitchen and cosy breakfast room that comfortably seats eight under old timber beams. The kitchen cupboards are made from the original doors of the cottage. The breakfast room offers a comfy armchair and a nook for reading under the skylight.

First floor 
A very pretty living room with wooden floors and views to Godrevy Lighthouse and across St Ives Bay to make the most jaded heart sing. You might see dolphins and seals in the water below, along with cormorants and other seabirds diving for fish.

Furnished with soft colours and vintage and new furniture, interesting art, books and DVDs. There's seating for five (plus window seats), a small bureau and space for children to play.  There's also a Plasma screen TV/DVD player with freeview channels and an iPod dock.

The sofa bed can accommodate two extra guests, and has a proper sprung mattress. This end of the room can be curtained off to give anyone sleeping here some privacy. 

Heating and hot water run from a combi boiler, meaning you'll never run out of hot water. 

First floor
Family bathroom with slate floors, bath, powerful over bath shower, loo, shaver sockets, two mirrored cabinets. 

Second floor - three bedrooms
All bedrooms come with hypo-allergenic duvets, pillows, pretty mirrors, under bed storage plus hanging space and chests of drawers. Five sets of crisp, white Egyptian cotton bed linen and white towels (one bath sheet, one hand towel) are included in the price quoted. Beach towels can be provided for a small additional charge. 

Master bedroom and ensuite 

• Sea view, window seat
• Kingsize super-comfy firm mattress 
• Built in double wardrobe and shelf space, two tall bedside chests of drawers
• Space for a cot (not supplied)
• Ensuite with slate floors, limestone tiles, drencher shower, loo, basin, shaver socket, mirrored cabinet 

Double room
A quiet, pretty room with windows looking out to the quiet streets of Downalong, with their slate and granite cottages.

The same views as the double room, with a chest of drawers, hanging pegs 
Suitable for a child or an adult.

NB: Stairs at Leo's are part of the original house, and quite steep and narrow. Both staircases have handrails and good lighting.

At the front of the house
A hose to wash down surfboards, and a porch to store wellies and beach shoes with stable doors opening on to the quiet road outside. A few metres to the left are steps down to Bamaluz beach, the only beach in St Ives that permits dogs and beach barbeques all day, all year round ... subject to the tides of course! 

To the rear
A small courtyard that catches the sun, to sit with a coffee or to hang wetsuits and dry washing.

Parking 
The No-Through-Road outside the cottage means it's a much easier place to stop and drop off people, luggage and deliveries than other places in St Ives. Nearest car parks are The Island (three minutes walk), off Back Street East and Smeaton's Pier (one minute's walk) by the harbour.
