Introduction


Located in a quiet elevated position, Ballaminers House offers views over the village of Little Petherick and the surrounding countryside and is situated only two miles south of Padstow, famous for Rick Stein's Seafood Restaurant. We are also well located for surfing at Newquay and Jamie Oliver's "Fifteen" restaurant at Watergate Bay. Newquay Airport is 20 minutes away and offers flights to the Scilly Isles on a regular basis.

The house has been featured in "Period Homes" (Spring Edition 2008) and we are also a member of Alistair Sawday's (Special Places) and Wolsey Lodges.
Both the Independent and Guardian newspaper have featured our property.

The house is built of traditional mellow toned Cornish stone. Other original features include Delabole slate floors covering the ground floor rooms, window shutters to the reception rooms and attractive window seats are to be found throughout the house.

Like many B&Bs owners, we do have other daily commitments and therefore request that guests vacate the house by 10.30 am during their stay and they are welcome to return any time after 4.30 pm.

Accommodation


Bedroom One
An attractive light sunny room with a window seat overlooking the front garden complete with the original mahogany floorboards. Palest primrose yellow walls are complimented by Antique furniture and a contempory Balinese headboard and bedside table. The bedroom is dressed in Designer Guild fabrics. Tea and Coffee tray, hairdryer, Balinese dressing gowns and a basket of magazines are provided.

Bedroom Two
Freshly painted white walls ,cream rugs and neutral soft furnishings make this exceptionally light and cosy cottage size twin bedded room a very restful place to be in. Overlooking the front garden this bedroom is simply furnished with an Antique mahogany chest of drawers, a built in cupboard and an attractive white wooden Balinese mirror fronted by a pair of decorative doors. Balinese dressing gowns, tea and coffee tray , hairdryer and a selection of magazines are provided for guests to use.

Bedroom Three
A double bedroom situated at the front of the house, with built in cupboards on either side of the bed, original window seat and dressing gowns for guests to use. Complimentary tea/coffee tray is provided as well as bottled water and a small selection of bathtime treats. There is a second bathroom situated next to this bedroom. It is in a contemporary style and has a power-shower.

Dining Room
The Dining Room is furnished in a traditional manner with many original features including pine shutters, window seats and stripped wooden floors.

Study
Cosy double aspect room which is currently used as the office .Overlooking the rear gardens to the house and fields beyond. The bookshelves are well stocked and guests may borrow a book to read if they wish.

Bathroom
Painted in a Heritage stone, this spacious bathroom offers a large Victorian scroll footed bath allowing guests to lie back, soak and truly relax in. The bath is luxuriously deep and big enough to fit 2 people in! Fluffy bath sheets are provided in all rooms to add to the bathing experience. The bathroom allows plenty of natural light in, but for night owls, the candles (which guests are welcome to use), add a more romantic touch for an evening dip.

Bathroom Two
A contemporary syle room offering guests the choice of either having a bath, or taking a shower under the large rose head over the bath. Lavender bath oil and a selection of shower gels are provided.

Please note - Both our double and twin rooms now have private bathrooms with them.


Garden
The pretty one acre garden surrounds the house and overlooks our field to one side. For fresh air enthusiasts we are delighted for our guests to enjoy breakfast under the morning sun. The garden is planted with many shrubs native to Cornwall and flowers are hand picked for all our bedrooms.


Directions

Bypass Wadebridge, continue on the A39 until you see a turning on the right hand side of the road marked A389 to St. Issey, Little Petherick, Padstow. Take this right turning which will lead you to the village.

Upon reaching the village, go over the hump bridge with the Old Mill House on your left continue driving a for a few hundred yards passing several cottages on the left side of the road, the last of which is a white washed cottage distinctive by it's blue painted window frames.

The cottage sits at the entrance to an unmarked lane which leads to Ballaminers House. Turn left up here and proceed with caution as farm vehicles use this lane for access to fields.

Ballaminers House is the second house on the right (the first being Ballaminers Cottage) clearly marked by a slate sign on the garden wall. Ballaminers Farm on the other side of our drive is entirely a separate property.

Would guests please also note that parking must be restricted to our driveway only and strictly not on or by the side of the grass verge in the lane.
