Provisional bookings made over the telephone will be held for 7 days. If we have not received the deposit within this time the booking will be cancelled.

Bookings will only be accepted upon receipt of a non-refundable deposit 0f 30% of the total holiday cost. The balance is payable in full 4 weeks before the start of your holiday, failure to do so will result in the cancellation of your booking. Any bookings made less than 4 weeks ahead must be paid for in full at the time of the booking. Deposits are non-refundable.

In the event of a cancellation you will still be liable to pay the total amount due. It is a condition of acceptance of your booking that the whole charge is payable whatever the circumstances of your cancellation. We strongly advise you take out a cancellation insurance when booking, details of which will be enclosed with the booking confirmation If your reason for cancellation is not covered by the policy you will be liable for it. However, we will do everything we can to re-let the property in which case we will retain the deposit to cover costs.

You are required to vacate the property by 10am on the day of departure and arrive not before 3pm on the day of arrival. Please let us know if you are unable to arrive before 6pm.

The props reserve the right to terminate your stay if you or any other member of your party are believed to be causing a nuisance to the other guests or are not treating the property with due respect.

The props shall not be liable to you or any other member of your party for the loss or damage to you or your property however caused.

The proprietors reserve the right to refuse any booking or to cancel any bookings already made subject to refunding any sums you have paid without any further liability on our behalf.

There must be no more members in your party that the property is designed to accommodate and only those listed on the booking form may occupy each cottage.

The props reserve the right to enter the property during your stay.

One small dog is permitted in certain cottages by prior arrangement subject to their owners accepting liability for any damage that they may do and on the condition that they are exercised away from the gardens, they are under control at all times, they are not allowed on beds and other furnishings and that they are not left unattended in the property.

The proprietors reserve the right to cancel any bookings if it subsequently transpires that the above mentioned conditions have not been observed.
