| This lovely property overlooking
Swanpool Lake has a large luxuriously furnished lounge
which opens into a beautiful garden room overlooking the
lake. To the side is a 35 ft. balcony with a spiral staircase
going down to the lovely garden which is full of flowering
shrubs and trees. Two double bedrooms (one double, one
twin), a farmhouse style fully fitted kitchen/dining room
in medium oak with dishwasher and washing machine, luxury
bathroom with shower over bath, bidet, basin and toilet,
separate cloakroom. Colour TV and DVD player. Double glazed,
full central heating. Lovely landscaped gardens with many
flowering shrubs and trees. Patio furniture and barbecue.

to all the major landmarks in Cornwall such as Eden, Lands
End, St Ives, the Lizard and the newly opened fabulous
National Maritime Museum - small boats section which is
actually in Falmouth. |

| General Amenities |
- The holiday properties are very spacious and luxuriously appointed.
They are situated in extensive grounds of approximately one acre
which have been beautifully landscaped with an abundance of flowering
shrubs and trees, lawned areas with ponds and waterfalls. The
setting alongside the lake and the proximity to the beach just
the other side of the lake give you a sense of tranquility and
closeness to nature.
- Each property has its own area of garden and patio furniture.
Barbecues are available and the private driveway accommodates
several cars for secure off road parking. The properties are double
glazed and fully centrally heated so that if heating is required,
it is there at the flick of a switch - at no extra cost as the
tariff is fully inclusive.
- These are fully equipped properties. All linen including towels
are provided.
- Cots and high chairs are available on request at no extra cost.
- Unfortunately we cannot allow pets but there are kennels and
a cattery in the Falmouth area where you could book your pet during
your holiday so that you can see it or take it with you during
the daytime.
- We try very hard to ensure you and your family have a wonderful
holiday giving you happiness and great memories - you probably
won't want to leave and we're certain you'll want to return -
so many do.

| Booking and Payment Terms: |
- A deposit of 25% is required with confirmed booking once availability
has been offered. Balance of holiday price is payable one month
prior to arrival.
- Our bungalow accommodation is guaranteed to be of extremely
high quality and standard.
- All the properties are fully equipped with cutlery and crockery
catering for up to 4 or 6 people. Linen (duvets etc.) is provided
- not towels.
- Comments from past clients include 'beautifully clean and tidy,
a wonderful holiday'...'nothing was too much trouble, we will

| Drive to beautiful Cornwall to
Lakeside luxury self-catering holiday properties overlooking
the lovely Swanpool Lake in Falmouth. Head for Falmouth
from Truro on the A39 and on entering Falmouth, go straight
across at the Coop Pioneer roundabout, up Dracaena Avenue,
keeping straight on the main road, until you reach the
Green Lawns Hotel where you turn right along Penannce
Road to a crossroad where you turn right down Swanpool
Hill. |

| At the bottom of the hill, turn
right into Silverdale Road which is just in front of the
end of Swanpool Lake anad then turn immediately left around
the back of the lake. Lakeside is on the right hand side
behind high granite walls and wooden gates. Park in the
drive bearing in mind that several cars will be parking
there. |
