The balance of the cost of your booking should reach us at least 6 weeks prior to the commencement of the letting. For bookings made 6 weeks or less prior to the commencement of the letting, the full amount plus damage bond should be paid at the time of booking.

Terms & Conditions of Booking

Please read the terms and conditions of booking carefully - you are legally bound by these when you sign our booking form.

1. The person making the booking must be 21 years or over. Couples and families only. The property is strictly no smoking and no pets allowed.

2. Linen is provided (duvet covers, sheets and pillow cases); however, you are welcome to bring your own. We do not provide towels.

3. A deposit of 1/3 of the total rental cost plus a refundable £75 damage bond is required to accompany the completed booking form.

4. Upon payment of the deposit and subject to the acceptance of the booking the hirer becomes liable for the balance of the rent for the period of the letting to be received not less than 6 weeks prior to commencement of the rental.

5. For bookings made 6 weeks or less prior to commencement of the letting, the full amount of the rental cost plus the £75 damage bond is to be paid at the time of booking.

6. Any cancellation for whatever reason must be confirmed in writing and received prior to the start of the letting. Upon receipt of any cancellation we will try to re-let the property for the period. If such a re-letting can be arranged then we will refund the deposit and damage bond; in cases where payment has been made in full, we will refund the full payment. If the property is not re-let for any reason, the hirer is legally liable for the total cost of the rental booking.

7. All lettings are for holiday purposes only and to the persons named in the booking form. The exact number of persons allowed in the property is as clearly stated on the booking form.

8. A damage bond of seventy five pounds (£75.00) is payable for each booking and will be refunded by cheque within 14 days following departure less any charges deemed appropriate. The hirer is totally responsible for the property and is expected to take all reasonable care of it. The property must be left in a clean and tidy condition otherwise an extra cleaning charge will be made/retained from the deposit.

9. The letting period runs from Saturday to Saturday. The property will be available from 3pm on the day of arrival and must be vacated by 10am on the day of departure. Short breaks out of season may be available by special arrangement.

10. If it is not possible for you to enter the property due to circumstances beyond our control (e.g. fire, flood etc) and we are not able to provide alternative accommodation, we will return all monies paid.

11. All guests and visitors are totally responsible for their personal property and we accept no responsibility or liability for any injury sustained, loss or damage to any person or property brought on to the premises.
