set in the picturesque village of Relubbus, nr. Penzance. With large
private landscaped gardens, the cottage has been recently exceptionally
renovated to create a lovely family retreat. With a local shop, post
office and pubs easily accessible, just 1½ miles in the village of
Goldsithney. Local beaches are 3 miles from the property at Marazion
with St Michael's Mount. Local attractions include the Seal sanctuary,
Flambards theme park, birds and jungle barn at Paradise Park, plus
miles of walks and beautiful National Trust Gardens. With surfing,
golf and horse riding, there is fun for all the family! |

| The cottage has a lovely large living
room with feature inglenook and woodburner. With oak style flooring,
exposed beams and sash windows. There are comfy leather sofas with
coffee tables and a side cupboard. The room is well lit with dimmer
switches to create that perfect atmosphere! |

| The cottage is well equipped and is
heated by oil-fired central heating, with constant hot water. There
is a large kitchen/breakfast room with feature 'range' style double
oven. The kitchen units are a Modern Oak colour and there is a spacious

| An additional bonus is the reading room with comfy
conservatory chairs. |

| There are two showers and toilets. One electric
shower downstairs in the utility room and one power shower over the
bath upstairs in the family bathroom. There are three bedrooms (two
doubles and one twin). All bedrooms have sash windows and soft floorings.
Both double bedrooms have colour TV's and all linen is provided, except
bath and beach towels. |

| We cater for families and can provide
a high chair, travel cot and removable stair gate upon request. The
gardens and patio areas provide a fabulous entertaining area all day
long and are very private. Wooden garden furniture compliments the
garden and there is a small children’s playhouse. There are plenty
of seating areas both in the shade and in the sun around the gardens.
With modern external lighting extending the perfect summer evening
long into the night! |

All duvets and linen are provided in the bedrooms. With neutral
style decoration and soft floorings. |

1 Bathroom, 1 Shower. Please
note that hand towels are provided but visitors will need to
bring their own bath and beach towels. There is a ground floor
shower room and upstairs family bathroom with power shower over
bath. |
| Kitchen: |
Cooker, Hob, Microwave, Fridge,
Freezer, Dishwasher, Washing Machine, Iron. The kitchen is fully
equipped and has a feature 'range' style electric double oven
and 8 ring gas hob. |

Real Fire, Central Heating,
House Linen. Visitors are welcome to use the woodburner fire
but please note that the owners provide logs for winter-lets
only. The cottage has oil-fired central heating and constant
hot water. |

Seating for 6. The dining table
is within the kitchen/breakfast room and provides a spacious
area for eating. |
| Entertainment: |
Terrestrial TV, Video, DVD,
Radio, CD System, Board Games. There is a freeview box in the
living room for visitors use and general reading books in the
reading room for visitors use. |

lighting in the patio and garden area extends the usage late
in the evening! |

Please note that the gardens do contain a manageable set of

| ACTIVITIES IN AND AROUND THE AREA |

| The local beaches include Praa Sands, Marazion
and St Ives. There is a recently opened swimming pool and leisure
centre in Penzance town. Penzance also provides a great eating place
with local meaderies and a good high street for shops. It also provides
2 good supermarkets just 10 mins from the property. Taste the local
fish and visit the quaint Newlyn and Mousehole villages. |

| Coastal walks and National Trust Gardens are easily
accessible. |
 |
| The cottage is central to popular areas such as
St Ives. It is just 15 mins away and provides some superb restaurants
and is home to the imposing Tate Gallery building. |
 |
| Lands End and the unique Minack Theatre on the
cliff edge are both a short journey from the cottage. The famous Eden
project is only an hour away. Day trips to the Isles of Scilly by
helicopter or boat is also 10 min car drive away. |
 |
| The area is packed with childrens entertainment.
Cheney Mill Farm with indoor play barn and real life farm, Paradise
Park with exotic birds and excellent indoor jungle barn and super
slides, Goonhilly satellite station, Flambards Adventure Theme Park
and many more, all provide a family day out. |

| HOW TO GET TO US |
 |
| From the A30 at St Michael's Mount
Roundabout, take the A394 signposted to Helston. At the next roundabout
turn left onto the B3280 signposted to Relubbus. Travel for approximately
3 miles until you reach Relubbus village. Proceed down the steep
hill and round the bend, the property is located on your left hand
side by the layby. |

| CONDITIONS OF BOOKING |
 |
| 1. |
'CHECK IN' time for bookings
is from 4.00pm on the day of arrival (Saturday). For arrivals
after 4.00pm please let us know.
It is requested that the property is vacated by 10.00am on the
following Saturday to allow for a clean for the next visitors. |
| 2. |
If your holiday dates are available
then we shall hold your booking for a short period giving you
time to send a 25% non-refundable deposit cheque of the
holiday costs and booking form. The balance of your total holiday
cost must be received no later than 6 weeks before your
arrival date. We accept cheques
If you book within 6 weeks of your holiday, we require full
payment immediately. We accept cheques. |
| 3. |
Cancellations must be
notified to us in writing, by recorded delivery. If the cancellation
occurs within 6 weeks of the holiday commencement date, there
can be no refund of holiday costs. Prior to 6 weeks just your
deposit will be forfeited. |
