styled and constructed on a traditional Cornish fisherman’s cottage.

It is built on land formerly owned by The Duchy of Cornwall at the
Western end of Newquay
lying above the world famous Fistral
beach. Access is easy. Newquay is only twelve miles from the
A30 dual carriageway and there are several daily flights between
Newquay, Gatwick and Stansted a perfectly positioned base for your
ideal Cornish holiday.

| The cottage has been equipped
for year round use and to a very high specification. The attention
to detail makes this property hard to beat, it is completely self-contained,
carpeted and tiled throughout and fully equipped with everything necessary
for an enjoyable self catering holiday. Full central heating during
the winter period is inclusive. |
| The accommodation sleeps 6 + cot and comprises
3 bedrooms, 1 double with en-suite shower room, WC and washbasin.
2 twin rooms, bathroom with over the bath shower, WC and washbasin.
Kitchen, Lounge, Dining Room. There is a separate cloakroom with WC
and washbasin downstairs, full gas central heating during winter periods.

The kitchen
- 10'7'' x 7'8'', has been fitted to a very high standard and contains
a full size sink, hob with extractor hood and double oven, microwave,
built in fridge/freezer dishwasher, waste disposal, washing machine.
Also included are tea towels and a full compliment of kitchen utensils
including the washing up liquid. The back door leads to the secure
lawned garden with a patio and a full compliment of patio furniture.
Private covered parking is located at the rear of the property. |
| The dining room
- 10'7'' x 10'6'' is light and airy. In the early evening the sun
streams through the window. It is elegantly furnished making it ideal
for a relaxing meal after a long day’s holiday. |

The lounge
- 11'10'' x 20'6'' contains a sofa and two armchairs, colour TV, video,
stereo, coffee table. There are patio doors leading to the back garden.
There is also an assortment of videos, books and games. |
| Bedroom 1
- 10'7'' x 13'5'' contains an en-suite shower room, colour TV,
double bed, duvet, bedside cabinets, double wardrobe, a chest
of drawers and a clock radio. |
| Bedroom 2
- 11'10'' x 10'6'' has twin beds, duvets, bedside cabinets,
wardrobe and a chest of drawers. |
| Bedroom 3
- 11'10'' x 7'8'' has twin beds, duvets, bedside cabinet, wardrobe
and a chest of drawers. |
| Bathroom
- Light and airy and tastefully decorated the bathroom has an
over the bath power shower, toilet and sink as well as a constant
supply of hot water. |

Newquay has lots to offer all the family,
from beautiful, clean beaches to a superb zoo, from an aquarium
to a varied night life.
Within five minutes walk of Bear Cottage,
you'll find a convenience store and a post office, plus a selection
of hotels for eating out. The centre of Newquay and all its amenities
are a 10 minute walk away.

Less than five minutes walk away you'll
find a local corner shop for basic supplies, and a post office.
Ten minutes walk in the opposite direction takes you into town where
you'll find a reasonably sized Somerfields for your grocery shopping
and many Surf wear shops stocked with the latest fashions.
You'll also find the superb Lifebuoy Cafe
(make a breakfast date here at least once during your holiday, you
won't be disappointed), The Red Lion pub, offering good food all
week and live music at the weekends with a good view across the
harbour, The Fort Inn, which welcomes all the family and various
takeaway establishments.
Continue down this street and you'll find
many more pubs and shops leading you into the busier end of Newquay.
Out of town you'll find a large Morrisons.

| The Cottage is open all year and is available
for winter short breaks, Christmas, New Year and Easter. The cottage
has been equipped for year round use and to a very high specification.
