The Lookout is a stylish and well presented modern, three-storey townhouse, superbly positioned on a hillside, commanding panoramic views over St. Ives Bay. It has been constructed to take maximum advantage of the views of St Ives harbour, and across the Bay to Godrevy Lighthouse and the North Cornish cliffs beyond.

Situated above Porthminster Beach, the house is no more than a four-minute walk away from Porthminster Beach Cafe and the child-friendly Porthminster Beach (recently awarded Third Best Beach in the World status by Surrey University).

From many rooms within the house, your gaze will be drawn through the picture windows and patio doors to the magnificent views that spread out before you from the terrace and beyond.

Internally, the property has a light, airy, contemporary feel. It offers well-appointed and spacious, flexible accommodation arranged over three floors comprising in brief: large reception hallway; cloakroom; ground floor bedroom with en-suite shower room; kitchen/dining room enjoying fine sea and coastal views through French doors leading to the garden area.

The first floor comprises landing, two further bedrooms (one with balcony off French doors) and a bathroom, whilst on the second floor there is a splendid triple-aspect lounge with end-gable window enjoying views of both the harbour and island, whilst French doors lead you onto a balcony with spectacular views over St Ives Bay to Godrevy Lighthouse and beyond.
Accommodation

Lounge

This is a magnificent, elevated and airy room that bathes in Northern light. It is surrounded on all sides by picture windows with views of the harbour and Porthmeor. Double-glazed French doors open onto a balcony enjoying spectacular sea and coastal views of St Ives Bay.

There is seating for eight people to enjoy its ambience. A widescreen television, DVD and Videoplayer, as well as a Mission music system are available.

 

Kitchen and Dining Room

A well-appointed kitchen area comprising: shaker-style base and wall units; stainless steel Neff oven and hob; fridge-freezer; dishwasher; washing machine. With its dining area, this is the perfect place to prepare food, to chill out and enjoy a bottle of wine with friends!

 
The dining area comprises a dining table which seats six, as well as a breakfast bar and two stools. There are double-glazed windows and French doors, views extending out towards Godrevy Lighthouse, along the North Cornish Coastline to St Agnes and beyond.

Bedroom 1

This is a good-sized double room, with en-suite shower room leading off. Views to Belyars Lane.

Bedroom 2

This is a light and spacious room with double-glazed windows and French doors leading onto a balcony. From this room, you can enjoy spectacular sea and coastal views. It is equipped with two quality, space-saver beds which will convert from a kingsize bed, to two doubles into four single beds.

 

Bedroom 3

A spacious, double room, with ample storage. Views from here are towards Belyars Lane.

 
Bathroom - Fitted with a white suite (Villeroy and Boch sanitary ware), comprising bath, WC and washbasin. There is a light and shaver point.
 
 

Parking - A parking space is quite a rarity in St. Ives (due, in part, to its size and charm).To the front of the property there is a brick-paved driveway providing parking for two cars. It may, in addition, be possible to negotiate garaging with the Owners of the Property.

Outside - To the rear of the property, with access from the kitchen/diner, there is a brick terrace. Balustrade and steps lead down to a garden area with granite chippings and mature planting, that it turn leads to a decked terrace above the garage. This is a great place to enjoy al-fresco dining.

Location

For those of you who know St Ives well, the house is in the vicinity of Tregenna Castle, in an elevated position on Belyars Lane.

For those of you who are visiting for the first time, the Belyars is one of St Ives foremost residential areas, situated in an elevated location, outside of the hustle and bustle of the summer season, yet within half a mile of the town and beaches. You can quickly access the town centre without experiencing the parking hassle and congestion associated with Downalong. Porthminster Beach is no more than a few minute's walk away!

Alternatively,the house is well positioned for delightful walks along Belyars Lane towards Knill's Steeple, or down and along the coastal path; for access to Tregenna Castle's golf course and its amenities (no more than a put away!) and a short walk away from the St Ives leisure centre complex, which offers a 6-laned swimming pool, toddler pool and a well-equipped gym.
