The park show lodge has been viewed by both the
above agencies and they have both said that it would provide excellent
letting accommodation with the correct inventory.
Each agent suggests that to attain the best potential number of
weeks let they would advise any owner to aim for 4* quality (details
given in the agency packs).

2 bedrooms - peak weeks (£500 - £635)
3 bedrooms - peak weeks (£729 - £841)
INVENTORY
Your chosen Agency will advise on the requirements for inventory
according to the grade you wish to attain for letting.
We can supply details of suppliers who specialise
in inventory for the holiday industry. This will assure continuous
supply of inventory to enable you to replace any breakages.
ADDITIONAL REQUIREMENTS WHEN LETTING YOUR
LODGE
As guidance we have outlined some of the inspections recommended
or legally required. Your chosen Letting Agent will supply further
information.
• Landlord’s gas certificate
Mandatory requirement and carried out annually to ensure your
gas appliances are in safe working order.
• Annual Grading/Inspection by an approved
body
Some Letting Agencies will not take on your property unless this
annual grading inspection is carried out.
• PAT (Portable Appliance Testing)
Mandatory for all electric items that plug into an electric socket
to ensure that they are safe to use. This is to be done at least
annually.
AGENCIES IDEAS FOR IMPROVING LETTING POTENTIAL
There is a distinct lack of holiday letting accommodation for
use by those with disabilities. If you are considering purchasing
a lodge purely to let we would recommend that you discuss this
with your chosen Letting Agent.
CLEANING OF YOUR LODGE BETWEEN BOOKINGS

KEYHOLDER SERVICE AND EMERGENCY CALL-OUT SERVICES
Whilst we are not offering a fully managed service, we will provide
a Keyholder Service for £250 per year. This service is provided
during office hours.
We will also deal with EMERGENCY Call outs from your guests. This
will be charged back to you at £20 plus VAT for the call out for
the first hour, thereafter £20 plus VAT per hour.
We will not undertake repairs to either gas or
electrical installations, but will ensure that the installation
is made safe until such time as the required tradesman is contacted.
